Fairway Estates is a luxury community development project located on the Indian Creek Golf Course in Hood River, OR, with beautiful vista views of nearby Mount Hood and the Hood River Valley. The project provided 7 unique home sites while improving and providing access to the nearby golf course.

The Challenge

Developing a high-end subdivision within an active golf course environment presented significant geographical and regulatory hurdles. The site required careful environmental stewardship to preserve the natural aesthetic, demanding precise wetlands delineations, robust stormwater management strategies, and extensive geotechnical evaluations to ensure long-term stability and code compliance.

The Solution

BDC delivered a comprehensive, integrated approach by managing the entire process from preliminary PUD plat submittals through to final site plans and plan set approval. We successfully obtained a 1200-C permit, designed the utilities plan and grading, and implemented a robust Stormwater Abatement program. Our geotechnical evaluations and wetlands delineations ensured environmental compliance, ultimately producing a premium residential community that harmonizes with its surroundings.
